The same type of property can be held on different titles. A bungalow on its own land lot is held on a Certificate of Title (land title), but a strata bungalow in a strata-subdivided (cluster) development, like the second house with its shared guardhouse and driveway, is held on a Subsidiary Strata Certificate of Title. Landed houses are not limited to land titles, and tenure has nothing to do with it: both houses here are freehold. The strata lease title used for HDB flats is the Subsidiary Certificate of Title (SCT), not the SSCT. The agent’s “just paperwork” remark and the competing offers do not change the answer.
